Trivia and Design

Newark site layout.
The planned road and site layout.

The service area will be nestled in the loop of the junction of the A1 and the B6326. Despite its small footprint, there will be 67 car parking spaces, 42 HGV parking spaces, an abnormal load parking area, 2 dedicated coach bays and 24 electric vehicle charging points.

This is the first service area to be fully developed since Welcome Break were taken over by Applegreen. As a result, it features some unusual brand partners. Inside the building will be units from Burger King, Greggs and Pret A Manger along the back wall, as well as access to the toilets and showers. The forecourt shop will be at the front of the same building and branded Budgens. A second building will be a drive thru Starbucks.

The new site will open as 'Newark services' on 1 March 2023, with an official opening day held on Saturday 4 March 2023. Historically there was another Newark services, the building a few miles up the A1 at the Winthorpe Interchange, but that scaled back within a few years.

Planning History

The plan was put forward by Alliance GW Ltd on behalf of Welcome Break, although a lot of the paperwork was in Applegreen's name.

Welcome Break first entered discussions with Newark & Sherwood District Council in 2019. The plan received the support of Highways England, who suggested it be signposted from the main A1, despite the route back to the A1 southbound being rather indirect. As well as catering for long-distance traffic, it would also be aiming to attract local traffic using the new Fernwood Business Park opposite and the Newark Southern Link Road.

Outline planning permission was granted in November 2020.
