Trivia and History
This land had previously been earmarked for a hotel, conference centre and leisure centre, but planning permission for that had been refused in 1991. Pigeon Investment Management instead sought to develop warehouses and a roadside service area in 2018. It was approved in principle in September 2020, and finer details were negotiated throughout 2023.
The development saw a new petrol filling station and drive thru McDonald's restaurant built in the corner of the junction, with a new spine road serving the warehouses. The northern roundabout at Wherstead Interchange was enlarged as part of the project.
The forecourt was initially set to be operated by EG Group, who said the store will have a Greggs and a Subway, but the site was later transferred to Zuber Issa's new company 'EG On The Move' in early 2024, following the break up of EG Group.
Work on the service area began in early 2024, with the filling station opening on 20 September 2024 as one of EG On The Move's trial Co-op sites. The McDonald's is set to follow shortly after.
